The truth is when you are up against other applications it does not matter how good your credit and rental history is. Other factors take place in deciding which application to process. Most of the time it is only 1 application that gets chosen to process. We will help you get your application to look better than the others because we know what is passable and what is a red flag to owners and landlords. While being honest in your application presentation, we know how to get around credit issues. Careful application preparation helps to avoid multiple application fees and double deposits when you have bad credit. We also check on homes prior to viewing so you don’t look at homes that are already taken. Verifiable rental or mortgage history is a must! If you have had a Foreclosure or Short Sale in your past it is OK!
WHO WE CANNOT ASSIST
We cannot assist you if you have one of the following issues:
- History of evictions, late rental payments or asked to leave a property, if it is documented.
- Bad credit within the last 12 months.
- The present address is living with a family member for over 6 months.
- Gross combined income less than $3500.
- Pit Bull, Rottweiler or another aggressive breed animal
- More than 3 pets.
- Applicants who have received job offers but not actually accepted the job. Must have actually accepted the job and have an employment letter for documentation.
- Applicants with felony records that involved drugs or violence unless it is over 10 years old.
